Sprint Agrees to Increase Telecom Rent for Pennsylvania Based Self-Storage Developer

Vertical Consultants gladly announces its ability to assist Budget Self Storage, an Allentown, Pennsylvania based self-storage operator with fifteen industrial properties located throughout the Northeastern United States with a renegotiation of its current telecom ground lease with Sprint-Nextel Corporation (the third largest telecom provider in North America and 85th largest company in the United States). Vertical Consultants re-entry into the current cell tower lease will result in a significant and immediate increase in rent revenue to be received by its client, Budget Self Storage. Their client will also gain other monetary considerations not provided under the previous lease structure.

Vertical Consultants was engaged by Budget Self Storage in 2011 to provide counsel regarding its current cell tower lease associated with one of its sites. Upon evaluation of Budget Self Storage’s current agreement, Vertical Consultants was able to re-enter into an existing cell tower lease at its Allentown, Pennsylvania location. Telecoms Facing A Bold New Challenge Nationwide

Collections Underway, Millions in Underpaid and Back-Rents Being Secured

Nashville, Tennessee – January 16, 2012 – Over the last 25 years telecom companies have leveraged both legal representation and guarded information forming a massive inequity going both unrealized and unimpeded by cell tower lease holders.  “This vast disparity unstopped, will result in tens of thousands, if not more, of cell tower leaseholders receiving only a tiny fraction of true fair market value,” explained Hugh Odom, President of Vertical Consultants.

  3. “The true value of your cell tower, roof top or other type telecom ground lease is ultimately not dependent on the value of the property that equipment is located on but the utility of that site to the telecom company leasing your property. When a landowner can arm itself with the ability correctly gauge that utility it will be better equipped to determine the value of any current or proposed lease”.

Landowners, with questions pertaining to the leasing of cell towers on their property, find it’s nearly impossible to get unbiased, independent expert assistance from wireless industry professionals since there is a conflict of interest representing both the landowner and the carrier.  “The truth is that so many of the so-called ‘cell site consultants’ or ‘industry experts’ depend on the work they get from the carriers either directly or through subcontracts, and are neither unbiased nor independent” exposing the dubious nature present in most existing contracts warns Odom.
